We walk the house with a moisture meter and a plan, and tell you what we find in plain words, with testing only when it adds something.

Most mold questions are really moisture questions. We check the places that get wet in Florida homes: under sinks, around the AC air handler and its drain line, along exterior walls, in closets and in the attic.
If you can see mold, a lab test rarely adds much. When there is a smell but nothing visible, or a buyer or insurer wants a written result, sampling can help, and Florida requires mold assessment and remediation to be done by licensed people.
We ask when the smell started, what changes it and what has been done before.
Room by room with a moisture meter, including the AC closet and the attic hatch.
Air or surface samples only when they will answer a real question.
Readings, photos and next steps sent to you in plain language.
Walls, floors, ceilings and cabinets in every room we check.
The air handler, its drain pan and the condensate line.
What we saw, so you can share it with a plumber, roofer or insurer.
What we found, what it means and what to do next.
They show that mold spores exist, which they do everywhere. They do not tell you whether your house has a problem.
Usually one to two hours for a house, longer if the attic is large or hard to reach.
Usually not. If mold is visible, removing it and fixing the moisture comes first.
Tell us what you have seen or smelled and where. We will come out, measure and send a written estimate.
